Ang Mo Kio Avenue 1 GLS awarded to UOL-led group for S$381.4m 

The Urban Redevelopment Authority (URA) has awarded GLS tender for Ang Mo Kio Avenue 1 to United Venture Development (UVD). United Venture Development (2021) is a 60:20:20 joint venture between UOL Group, Singapore Land Group and Kheng Leong Company. The developer had submitted the highest bid of  S$381.4 million, translating to S$1,118 psf ppr or $12,031 sqm of GFA.

The site sits on a plot area of 12,679 sqm opposite the Bishan-Ang Mo Kio Park. It is located off Ang Mo Kio Avenue 1 in District 20 of Singapore.

The GLS tender drew a total of 15 bids, including offers from Far East Organization, Sino Group and Sekisui House.

UOL led group winning bid was 6.3% higher than the second-highest bid of of S$358.89 million from Titus Residential SG, a tie-up between City Developments and MCL Land.

UOL expects the site to yield 372 residential units up to 25 Storey high.

The Land Parcel is adjacent to the public housing estate of Kebun Baru and the landed housing estate of Shangri-La Park. It is also located within 400m of Mayflower MRT station along the Thomson-East Coast Line, with convenient transfer to the Cross-Island Line via the nearby Bright Hill interchange station. This provides future residents with good connectivity to Woodlands Regional Centre, the Central Business District and the East Coast Region

The Land Parcel will also be well connected to major arterial roads and expressways such as the upcoming North-South Corridor (NSC), and is within easy access to recreational and educational facilities such as the Bishan-Ang Mo Kio Park, Windsor Nature Park, Mayflower Secondary School and Eunoia Junior College.

A Brief History Of Ang Mo KIo

Ang Mo Kio is a quintessential Housing and Development Board (HDB) heartland with its mature neighborhoods, good hawker food, strong neighborly relationships and small businesses that have been operating since the early days of the town.

Originally, the town was predominantly farmland, secondary forest and swamps. It was marked as a forest reserve under the colonial government in a 1936 map. The earliest reference to this area is in an 1849 report written by J T Thomson, Government Surveyor, which mentioned that “Amokiah”, the name for Ang Mo Kio then, and it contain sandstone. Early maps of Singapore also refer to the area as “Amokiah”. By the 1900s, the area was referred to as Ang Mo Kio.

There are multiple theories proposed for the origins of the name Ang Mo Kio. One say that it is the Hokkien dialect for tomatoes. Others say that it refers to a bridge purportedly built by Thomson as “ang mo” is a Hokkien term for Caucasians, and “kio” means “bridge”. However, former villagers in the area, reported that tomatoes were never planted in the area and the name Ang Mo Kio was not used by locals as a place name.

A more plausible explanation was given by Douglas Hiorns, former General Manager of Bukit Sembawang Estates. According to Hiorns, there were two key tracks crossing Ang Mo Kio, an area with large expanses of swamps and tributaries of rivers running through it. As a result, bridges carrying the tracks over the waterways gained a local importance. The bridge carrying Cheng San Road over the tributary of Kallang River was made of concrete, a material commonly referred to as “ang mo he” or “Western ash” in Hokkien. In the north, a wooden bridge carried the road Jalan Hwi Yoh over the river Sungei Tongkang and was locally called “pang kio”, meaning “wooden bridge” in Hokkien.

As such, the area acquired the name “Ang Mo Kio”. Today, Ang Mo Kio is one of the most sought-after housing estates in Singapore by home-buyers and the modern town has its own stories to tell. Some examples include the one and only block of circular flats in Singapore by the Housing and Development Board, and town gardens where the original vegetation forms part of the landscape. And right beside this circular block of flat is where Amo Residence at Ang Mo Kio Rise is.

With its many commercial and industrial developments, Ang Mo Kio currently offers plenty of employment opportunities and allows residents to enjoy short commutes to work. More jobs will be created within existing industrial parks, with new developments such as:

    Travel time between Pasir Ris and Ang Mo Kio is  expected to be reduced to 25 minutes from the current one hour. With the new Cross Island Line station, commuters can also expect to save 70 minutes of travel time from Ang Mo Kio to Aviation Park, bringing it down to 35 minutes, according to LTA.

    The North-South Corridor (NSC) will be a Transit Priority Corridor, featuring dedicated bus lanes, cycling trunk routes and pedestrian paths, to serve public bus commuters, active mobility users and pedestrians. Expected to complete in 2027, it will directly connect the Northern region and the city centre.

    With dedicated and continuous bus lanes coupled with bus priority signals, bus commuters will be expected to save an average of 10 to 15 minutes of travel time.

    Active mobility users and pedestrians will also benefit from NSC, through the cycling trunk routes and pedestrian paths. These will link with the Park Connector Network and local cycling paths within HDB towns along the entire corridor, enhancing connectivity for active mobility users and pedestrians.
